{"id":2506,"date":"2022-10-17T12:15:41","date_gmt":"2022-10-17T17:15:41","guid":{"rendered":"http:\/\/heathertankersley.com\/blog\/?p=2506"},"modified":"2022-10-17T12:34:35","modified_gmt":"2022-10-17T17:34:35","slug":"2506-2","status":"publish","type":"post","link":"http:\/\/heathertankersley.com\/blog\/2506-2\/","title":{"rendered":"September 2022 Statistics"},"content":{"rendered":"\n<p>Let&#8217;s break these numbers down!<\/p>\n\n\n\n<ol><li>Home prices are STILL up year over year!<\/li><li>Closed sales are down 18% (This simply means there are few &#8216;transactions&#8217; taking place\u2026 Interest rates have risen and put some people on pause).<\/li><li>Average Days on Market (up to 40 days, from 23 a year ago. This means the multiple offers\/bidding wars on launch weekend, and massive purchases over list price are in the past \u2026 for the most part!)<\/li><li>The number of new listings is down 3% (which is pretty much statistically insignificant ;-), BUT with pending listings down nearly 30%, THIS is why we&#8217;re seeing so many active listings!<\/li><li>Months of inventory is at 3.1%. A BALANCED market is 4-6 months of inventory, so we are just inching out of a hot seller&#8217;s market, headed towards a balanced (aka HEALTHY) real estate market!<\/li><\/ol>\n\n\n\n<p>A balanced market is due to several factors, such as:<\/p>\n\n\n\n<ul><li>Interest rates on mortgages<\/li><li>Amount of new housing construction<\/li><li>Employment and immigration<\/li><li>Inflation<\/li><\/ul>\n\n\n\n<p>NOTE: Real estate is a hyper-local industry.
