I want to talk about something that’s not getting enough attention in the local conversation about the Austin market.
Everyone is focused on the inventory number. 17,000 active listings. 6.0 months of supply. More than half with price reductions. The narrative writes itself: soft market, buyers have all the leverage, sellers should wait.
That narrative is incomplete.
Here’s the number that changes the story
Pending contracts in the Austin-area MLS are up 4.7% year over year this June. That means more homes went under contract this June than in June 2025, despite fewer new listings hitting the market.
Let me put that in plain numbers. There are 1,147 more homes under contract right now compared to this time last year. More buyers are committing, even though there are fewer choices for them to pick from.
That’s not a soft market. That’s a market where buyer demand is real and sellers are just figuring out how to meet it.
Why so many sellers are misreading this
I talk to a lot of sellers who are waiting. Waiting for rates to drop. Waiting for spring. Waiting for “things to settle.”
What they’re actually doing is watching demand build while they sit on the sidelines.
The sellers who listed in Q2 and priced right? They’re under contract or closed. The sellers sitting on overpriced homes are the ones dragging the average days-on-market number up to 74 and padding that 52% price reduction statistic.
What this actually means for sellers in the Lake Travis corridor
Steiner Ranch. Lakeway. Bee Cave. Four Points. These are the markets I work every day.
In all four markets, I’m seeing the same pattern: homes that come to market priced at current comps are getting activity. Homes that come to market priced at where sellers wish they were in 2022 are sitting.
The buyers are there. The gap is expectation management.
My honest take
If you’ve been waiting to list because you think the market is bad, look at the pending contract data before you decide. Buyers are active. Rates just dipped to a 6-week low. Sellers who waited through spring are now competing against you if you list in July.
This is not a 2021 market. But it’s not 2023 either. The sellers who understand the difference are the ones going under contract.
