Author name: Heather Tankersley

We are so often defined by our roles, many of which I am so very proud of! First and foremost, I’m a mother to two of the most amazing little girls that one could ever wish for. They are full of energy, life, and sugar & spice! They make my world go round!!! They teach me more than I could ever teach them day in and day out. They bring me so much joy and happiness that I couldn’t even imagine life without them. Equally as important is my “role” as a wife. While my husband and I have had our share of ups (like becoming parents to my two beautiful girls and building a 7-figure business from the ground up) and downs (like years of infertility full of anger, tears, and longing for our family to be complete). But through it all, we are best friends, life partners, and business partners… and he completes me! LOVE WHAT YOU DO. DO WHAT YOU LOVE I have been blessed beyond measure when it comes to “career.” From investing full time in real estate to teaching investors and agents all over the country how to do the same… from helping individuals and families buy and sell their homes to make memories for generations to come… from building several successful 7-figure online companies and getting to build these businesses around the world with amazing friends. Real Estate For the past 20 years, I have been actively involved in real estate from flipping homes to property management and rentals, and, of course, helping clients buy and sell their own homes. My husband and I continue to flip homes, offer creative financing strategies to buyers, and build our investment portfolio through rentals, holding paper, and commercial investments. I have taught all throughout the country on strategies for buying, selling, and marketing properties of all shapes and sizes in diverse markets. I am so excited to be a part of the Magnolia Realty team because I have been essentially been purchasing and renovating fixer-uppers, handling all of the staging, marketing, and negotiations from day one. Through my own homes, I learned to make every property unique and how to identify features that are most appealing and to market around them. I have experienced the ups and downs of the economy first hand and was at ground zero during the housing collapse, so I’m well versed in handling all cycles in real estate and what unique circumstances come with each and am confident that I can help you and your family navigate through the ups and downs of your purchase or sale. My family is my pride and joy and making our house a home for our children to grow up in and build memories is my highest priority. I share this very same priority for my clients and customers because I believe that a house is more than four walls and a roof. It is where memories are made, stories are created and family and friends should be at the core of what we do. Through real estate, I’m able to help you find your next home so you can start the next chapter of your life or help you share the memories and stories in your home as a family. If you have any questions about any aspect of real estate, I can most certainly help you anywhere in the country! Small Business Marketing Since 2007, I’ve been working with online and local businesses on marketing strategy. My husband and I built an email platform, and ultimately a SAAS platform and grew it to over 7-figures in just a few short years. I’ve worked with small local businesses on marketing strategy and business development from planning promotional events to ongoing marketing systems and follow up sequences. I have helped business owners create products and services to grow their reach, diversify product lines, and build additional streams of income so they’re not dependent upon a single income source. I understand the key to blending online and offline marketing and how to maximize your return on investment! If you have a local business and need help growing your brand, finding new customers, and increasing your bottom line, I’d love to partner with you! Charitable Giving I believe that charity comes from within. Everyone has their own “causes” or things that are near and dear to them. With years of infertility, struggling to have our daughters, I know full well the pain and suffering when you desperately want to have a family and that wish is so far out of reach. With the high cost of treatment, many couples simply can’t afford treatment and suffer in silence. There are countless days and nights of tears, anger, and the thought of giving up. It’s all consuming.

Should You Sell Before Buying? The Honest Answer for Northwest Austin

If you’re wondering whether to sell before buying, here’s the honest answer: it depends, but not in the wishy-washy way that phrase usually means. Contingent offers are getting accepted across this market. They’re also costing the buyers who make them, because when you ask a seller for terms, you almost always give something back on …

The Biggest Pricing Mistake Steiner Ranch Sellers Make (And How to Avoid It)

The biggest mistake I see when sellers are pricing a Steiner Ranch home is listing high “to leave room to negotiate.” It feels safe. In practice, it’s the single decision most likely to cost you money, because overpriced homes don’t attract lower offers. They attract silence. I’ve spent 23 years in real estate, more than …

Stop Waiting for the “Perfect” Mortgage Rate. Here’s What Buyers Should Focus on Instead.

If you’ve been waiting for mortgage rates to hit the “perfect” number before buying a home, you’re not alone. It’s one of the most common conversations I have with buyers across Lakeway, Steiner Ranch, Bee Cave, and Four Points. The challenge is that no one—not economists, lenders, or even experienced agents—can predict exactly where rates …

Austin Buyers Are Outpacing New Listings. Here’s What That Means If You’re Thinking About Selling

I want to talk about something that’s not getting enough attention in the local conversation about the Austin market. The narrative writes itself: soft market, buyers have all the leverage, sellers should wait. That narrative …
